The new law has the following guidelines:<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-fca33d0 e-con-full e-flex e-con e-child\" data-id=\"fca33d0\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-c2e1dd3 elementor-widget elementor-widget-image\" data-id=\"c2e1dd3\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"image.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<img fetchpriority=\"high\" decoding=\"async\" width=\"900\" height=\"600\" src=\"https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists.jpg\" class=\"attachment-full size-full wp-image-2154\" alt=\"\" srcset=\"https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists.jpg 900w, https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists-300x200.jpg 300w, https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists-768x512.jpg 768w, https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists-18x12.jpg 18w\" sizes=\"(max-width: 900px) 100vw, 900px\" \/>\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-11bd7e6 e-flex e-con-boxed e-con e-parent\" data-id=\"11bd7e6\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-5c52f14 elementor-widget elementor-widget-text-editor\" data-id=\"5c52f14\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h4><strong>All rentals shorter than 11 days are considered tourist rentals<\/strong><\/h4><p>Rentals of 11 days or longer are classified as seasonal rentals and are\u00a0<strong>not<\/strong>\u00a0covered by this law.<\/p><h4><strong>Tourism licenses are valid for 5 years as per new law<\/strong><\/h4><p>After that, they must be renewed again for 5 years. The renewal must be submitted to the municipality no later than one month before the end of the 5-year term, and the municipality will re-evaluate the application.<\/p><h4><strong>A property may only be rented out to tourists as a whole<\/strong><\/h4><p>Renting out per room is not allowed.<\/p><h4><strong>Cadastral reference on official documents and contracts<\/strong><\/h4><p>It is important to include the cadastral reference on official documents and contracts.<\/p><h4><strong>A new application must be submitted in the event of a change<\/strong><\/h4><p>In case of renovation, new construction, sale, donation or inheritance, a new application for tourist rental must be submitted for the property in question.<\/p><h4><strong>Combination rentals not permitted<\/strong><\/h4><p>If you have a property that you rent out to tourists, you are not allowed to rent out the property for other types of rentals, such as medium or long-term rentals.<\/p><h4><strong>Rent out within 2 months<\/strong><\/h4><p>After obtaining your tourist rental license, you must start the rental within 2 months, otherwise the license will expire.<\/p><h5><strong>What are the legal requirements for a tourist rental property?<\/strong><\/h5><p>In addition to the above guidelines, the home itself must meet some basic characteristics as well.<\/p><h5><strong>There should be an evacuation plan on the inside of the front door.<\/strong><\/h5><ul><li><strong>An elevator must be provided for a building with 4 or more floors.<\/strong><\/li><li><strong>Power outlet(s) in all rooms.<\/strong><\/li><li><strong>Hot water supply available.<\/strong><\/li><li><strong>A list of emergency and important phone numbers in a visible place.<\/strong><\/li><li><strong>Cooling (at least in the living room\/dining room or kitchen).<\/strong><\/li><li><strong>Heating (at least in the living room\/dining room or kitchen).<\/strong><\/li><li><strong>Internet connection, unless the home is in an area without coverage.<\/strong><\/li><li><strong>First aid kit.<\/strong><\/li><li><strong>Detailed information on the nearest medical center.<\/strong><\/li><li><strong>Key service. Delivery of keys through lockers on public roads is prohibited.<\/strong><\/li><li><strong>A cleaning service must be used.<\/strong><\/li><li><strong>Linen should be changed on a regular basis.<\/strong><\/li><li><strong>Repairs and maintenance must take place on a regular basis.<\/strong><\/li><\/ul><h4><strong>LATEST NEWS :<\/strong><\/h4><p><strong>Since 2025 the owner has to apply to the community of owners for a certificate which confirms that tourist rentals are permitted by the community of owners.<\/strong><\/p><p><strong>Without this permit the application form will be rejected by the Land of Valenica.\u00a0 <\/strong><\/p><h4><strong>What should be a minimum presence in a tourist rental property?<\/strong><\/h4><p>The home must be equipped with furniture, cutlery, kitchen utensils and linens. All bedrooms must have a closet, either inside or outside the room. The home must have internet connection and a television except in areas without coverage.<\/p><p>The kitchen must include at least:<\/p><ul><li><strong>Refrigerator<\/strong><\/li><li><strong>Iron<\/strong><\/li><li><strong>Oven\/microwave<\/strong><\/li><li><strong>Extractor<\/strong><\/li><li><strong>Minimum 2-burner electric cooktop (homes for up to 4 people*).<\/strong><\/li><\/ul><p>*For homes that accommodate more than 5 people, the kitchen must have at least a 3-burner electric stove.<\/p><h4><strong>Fines for non-compliance<\/strong><\/h4><p>The new law institutes fines for failure to follow the new law, ranging from\u00a0<strong>\u20ac10,000<\/strong>\u00a0to\u00a0<strong>\u20ac600,000<\/strong>, depending on the severity of the offense. Fines can be imposed for failure to correctly state the exact location and registration details of the property in advertisements, failure to report property transfers, or illegally offering tourist rental rooms.<\/p><h4><strong>Existing tourist rental licenses<\/strong><\/h4><p>The new law is in effect as of August 2, 2024. There are three types of transitional arrangements for existing rental licenses:<\/p><ul><li><strong>For properties licensed before July 1, 2018<\/strong>: These may keep their license without adjustments.<\/li><li><strong>For homes licensed between July 7, 2018 and introduction of new law<\/strong>: These may keep their license, but must meet new requirements within five years and renew their approval before 2030.<\/li><li><strong>For new homes after the new law is introduced<\/strong>: These must meet the new rules immediately and renew their approval and other paperwork every five years.<\/li><\/ul><h4><strong>Why this new law for tourist rental?<\/strong><\/h4><p>The new law aims to\u00a0<strong>balance tourism<\/strong>\u00a0with livability for\u00a0<strong>local residents<\/strong>. Tourism figures reached record numbers in 2023 and 2024. With this law, they want to make sure that tourist rentals are done in an organized way so that it remains balanced with other types of tourist accommodations. This ensures a sustainable and quality supply.<\/p><p>In addition, the law helps combat unfair competition from people who rent out their homes illegally. These illegal rentals harm the regulated tourism industry and escape government control. It also leads to black money circulation and can cause conflicts with local residents. The law protects the compliant tourism industry, thereby countering unfair competition.<\/p><h4><strong>Rental for 11 days or more<\/strong><\/h4><p>The above guidelines belong to the new law introduced for the entire autonomous region of Comunidad Valenciana. Here they refer to tourist rentals for anything 10 days or shorter. This obviously opens up\u00a0<strong>opportunities<\/strong>\u00a0for medium-term rentals, which is now from\u00a0<strong>11 days to 11 months<\/strong>. No specific license is needed for this. The same of course applies to long-term rentals from 11 months.
