La nueva ley establece las siguientes directrices:<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-fca33d0 e-con-full e-flex e-con e-child\" data-id=\"fca33d0\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-c2e1dd3 elementor-widget elementor-widget-image\" data-id=\"c2e1dd3\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"image.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<img fetchpriority=\"high\" decoding=\"async\" width=\"900\" height=\"600\" src=\"https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists.jpg\" class=\"attachment-full size-full wp-image-2154\" alt=\"\" srcset=\"https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists.jpg 900w, https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists-300x200.jpg 300w, https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists-768x512.jpg 768w, https:\/\/easylegals.com\/wp-content\/uploads\/2026\/06\/rental-valencia-tourists-18x12.jpg 18w\" sizes=\"(max-width: 900px) 100vw, 900px\" \/>\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-11bd7e6 e-flex e-con-boxed e-con e-parent\" data-id=\"11bd7e6\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-5c52f14 elementor-widget elementor-widget-text-editor\" data-id=\"5c52f14\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h4><strong>Todos los alquileres de menos de 11 d\u00edas se consideran alquileres tur\u00edsticos.<\/strong><\/h4><p>Los alquileres de 11 d\u00edas o m\u00e1s se clasifican como alquileres de temporada y son\u00a0<strong>no<\/strong>\u00a0contemplados en esta ley.<\/p><h4><strong>Las licencias tur\u00edsticas tienen una validez de 5 a\u00f1os, seg\u00fan la nueva ley<\/strong><\/h4><p>A partir de entonces, deber\u00e1n renovarse de nuevo por un periodo de 5 a\u00f1os. La solicitud de renovaci\u00f3n deber\u00e1 presentarse ante el ayuntamiento a m\u00e1s tardar un mes antes de que finalice el plazo de 5 a\u00f1os, y el ayuntamiento volver\u00e1 a evaluar la solicitud.<\/p><h4><strong>Una vivienda solo puede alquilarse a turistas en su totalidad<\/strong><\/h4><p>No est\u00e1 permitido alquilar por habitaciones.<\/p><h4><strong>Referencia catastral en documentos oficiales y contratos<\/strong><\/h4><p>Es importante incluir la referencia catastral en los documentos oficiales y los contratos.<\/p><h4><strong>En caso de que se produzca alg\u00fan cambio, deber\u00e1 presentarse una nueva solicitud.<\/strong><\/h4><p>En caso de reforma, nueva construcci\u00f3n, venta, donaci\u00f3n o herencia, deber\u00e1 presentarse una nueva solicitud de alquiler tur\u00edstico para el inmueble en cuesti\u00f3n.<\/p><h4><strong>No se permiten alquileres combinados<\/strong><\/h4><p>Si tienes una vivienda que alquilas a turistas, no est\u00e1 permitido alquilarla para otros tipos de alquiler, como los de media o larga duraci\u00f3n.<\/p><h4><strong>Alquilar en un plazo de 2 meses<\/strong><\/h4><p>Una vez obtenida la licencia de alquiler tur\u00edstico, deber\u00e1 iniciar la actividad de alquiler en un plazo de 2 meses; de lo contrario, la licencia caducar\u00e1.<\/p><h5><strong>\u00bfCu\u00e1les son los requisitos legales para un inmueble destinado al alquiler tur\u00edstico?<\/strong><\/h5><p>Adem\u00e1s de las directrices mencionadas anteriormente, la vivienda en s\u00ed misma tambi\u00e9n debe cumplir una serie de requisitos b\u00e1sicos.<\/p><h5><strong>Debe haber un plan de evacuaci\u00f3n en el interior de la puerta principal.<\/strong><\/h5><ul><li><strong>Los edificios de cuatro o m\u00e1s plantas deben disponer de un ascensor.<\/strong><\/li><li><strong>Tomas de corriente en todas las habitaciones.<\/strong><\/li><li><strong>Hay agua caliente disponible.<\/strong><\/li><li><strong>Una lista de n\u00fameros de tel\u00e9fono de emergencia y otros n\u00fameros importantes en un lugar visible.<\/strong><\/li><li><strong>Aire acondicionado (al menos en el sal\u00f3n-comedor o en la cocina).<\/strong><\/li><li><strong>Calefacci\u00f3n (al menos en el sal\u00f3n-comedor o en la cocina).<\/strong><\/li><li><strong>Conexi\u00f3n a Internet, salvo que la vivienda se encuentre en una zona sin cobertura.<\/strong><\/li><li><strong>Botiqu\u00edn de primeros auxilios.<\/strong><\/li><li><strong>Informaci\u00f3n detallada sobre el centro m\u00e9dico m\u00e1s cercano.<\/strong><\/li><li><strong>Servicio de entrega de llaves. Queda prohibida la entrega de llaves a trav\u00e9s de taquillas situadas en la v\u00eda p\u00fablica.<\/strong><\/li><li><strong>Es obligatorio contratar un servicio de limpieza.<\/strong><\/li><li><strong>La ropa de cama debe cambiarse con regularidad.<\/strong><\/li><li><strong>Las reparaciones y el mantenimiento deben realizarse de forma peri\u00f3dica.<\/strong><\/li><\/ul><h4><strong>\u00daLTIMAS NOTICIAS:<\/strong><\/h4><p><strong>A partir de 2025, el propietario deber\u00e1 solicitar a la comunidad de propietarios un certificado que acredite que esta autoriza los alquileres tur\u00edsticos.<\/strong><\/p><p><strong>Sin este permiso, la Comunidad Valenciana rechazar\u00e1 el formulario de solicitud.\u00a0 <\/strong><\/p><h4><strong>\u00bfCu\u00e1l deber\u00eda ser la dotaci\u00f3n m\u00ednima de una vivienda de alquiler tur\u00edstico?<\/strong><\/h4><p>La vivienda debe estar equipada con muebles, cuberter\u00eda, utensilios de cocina y ropa de cama. Todas las habitaciones deben disponer de un armario, ya sea dentro o fuera de la habitaci\u00f3n. La vivienda debe disponer de conexi\u00f3n a Internet y de un televisor, salvo en zonas sin cobertura.<\/p><p>La cocina debe contar, como m\u00ednimo, con:<\/p><ul><li><strong>Frigor\u00edfico<\/strong><\/li><li><strong>Hierro<\/strong><\/li><li><strong>Horno\/microondas<\/strong><\/li><li><strong>Extractor<\/strong><\/li><li><strong>Placa el\u00e9ctrica con un m\u00ednimo de 2 fogones (viviendas para un m\u00e1ximo de 4 personas*).<\/strong><\/li><\/ul><p>*En el caso de las viviendas con capacidad para m\u00e1s de 5 personas, la cocina debe contar, como m\u00ednimo, con una placa el\u00e9ctrica de 3 fuegos.<\/p><h4><strong>Multas por incumplimiento<\/strong><\/h4><p>La nueva ley establece multas por el incumplimiento de la misma, que oscilan entre\u00a0<strong>\u20ac10,000<\/strong>\u00a0a\u00a0<strong>\u20ac600,000<\/strong>, en funci\u00f3n de la gravedad de la infracci\u00f3n. Se pueden imponer multas por no indicar correctamente la ubicaci\u00f3n exacta y los datos de registro del inmueble en los anuncios, por no notificar las transmisiones de propiedad o por ofrecer ilegalmente habitaciones en r\u00e9gimen de alquiler tur\u00edstico.<\/p><h4><strong>Licencias de alquiler tur\u00edstico vigentes<\/strong><\/h4><p>La nueva ley entr\u00f3 en vigor el 2 de agosto de 2024. Existen tres tipos de disposiciones transitorias para las licencias de alquiler vigentes:<\/p><ul><li><strong>Para inmuebles con licencia concedida antes del 1 de julio de 2018<\/strong>: Estos podr\u00e1n conservar su licencia sin necesidad de modificaciones.<\/li><li><strong>Para viviendas autorizadas entre el 7 de julio de 2018 y la entrada en vigor de la nueva ley<\/strong>: Aunque puedan conservar su licencia, deber\u00e1n cumplir los nuevos requisitos en un plazo de cinco a\u00f1os y renovar su autorizaci\u00f3n antes de 2030.<\/li><li><strong>Para las viviendas nuevas tras la entrada en vigor de la nueva ley<\/strong>: Deben cumplir con la nueva normativa de forma inmediata y renovar su autorizaci\u00f3n y el resto de la documentaci\u00f3n cada cinco a\u00f1os.<\/li><\/ul><h4><strong>\u00bfPor qu\u00e9 esta nueva ley sobre el alquiler tur\u00edstico?<\/strong><\/h4><p>La nueva ley tiene por objeto\u00a0<strong>turismo sostenible<\/strong>\u00a0con calidad de vida para\u00a0<strong>vecinos<\/strong>. Las cifras del turismo alcanzaron niveles r\u00e9cord en 2023 y 2024. Con esta ley, se pretende garantizar que los alquileres tur\u00edsticos se gestionen de forma organizada, de modo que se mantenga el equilibrio con otros tipos de alojamientos tur\u00edsticos. De este modo, se garantiza una oferta sostenible y de calidad.<\/p><p>Adem\u00e1s, la ley contribuye a combatir la competencia desleal por parte de quienes alquilan sus viviendas de forma ilegal. Estos alquileres ilegales perjudican al sector tur\u00edstico regulado y escapan al control de las autoridades. Asimismo, favorecen la circulaci\u00f3n de dinero negro y pueden provocar conflictos con los residentes locales. La ley protege al sector tur\u00edstico que cumple con la normativa, contrarrestando as\u00ed la competencia desleal.<\/p><h4><strong>Alquiler de 11 d\u00edas o m\u00e1s<\/strong><\/h4><p>Las directrices anteriores forman parte de la nueva ley aprobada para toda la Comunidad Valenciana. En este caso, se refieren a los alquileres tur\u00edsticos de una duraci\u00f3n igual o inferior a 10 d\u00edas. Obviamente, esto abre nuevas posibilidades\u00a0<strong>oportunidades<\/strong>\u00a0para alquileres a medio plazo, que ahora es a partir de\u00a0<strong>De 11 d\u00edas a 11 meses<\/strong>. Para ello no se necesita ninguna licencia espec\u00edfica. Lo mismo se aplica, por supuesto, a los alquileres a largo plazo a partir de 11 meses.
